Poultry Farm Design and Poultry House Planning: A Step-by-Step Guide for 2026

Step 1

Define the production brief before drawing anything

Design follows the production model, not the other way around. Fix bird type, cycle plan, target capacity and market outlet first; every later dimension derives from these numbers.

  • Bird type and system: broiler, layer (cage / enriched / cage-free), breeder or hatchery.
  • Placement capacity per house and number of houses per site, including planned phase 2.
  • Cycles per year, downtime between flocks, and whether the site runs all-in / all-out.
  • Off-take: live sale, contract integration, own processing — this drives loading and road design.
Step 2

Site selection and land assessment

Most costly design mistakes are locked in at site selection. Assess the land against operating requirements, not only purchase price.

  • Distance from other poultry sites, live-bird markets and public roads (disease pressure).
  • Prevailing wind direction and topography — houses sit crosswind to each other, never downwind of manure storage.
  • Water: verified yield and quality analysis before commitment, not after.
  • Grid capacity and distance to the connection point; all-weather access for feed trucks and 40 ft containers.
  • Slope and drainage; flood history; soil bearing capacity for slab and foundation cost.
Step 3

Master plan: house orientation, spacing and flow

The master plan fixes house geometry and the traffic pattern for the site's whole life. Changing it later means civil works, not settings.

  • Orient houses on the long east–west axis in hot climates to limit solar gain on side walls.
  • House-to-house spacing typically one house-width minimum; wider where tunnel exhaust of one house faces the inlet of another.
  • Separate clean and dirty roads: feed, chick and staff routes never cross manure, mortality or catching routes.
  • Position feed silos on the clean side with truck turning radius checked on the drawing.
  • Reserve space for future houses, generator, water treatment and manure handling from day one.
Step 4

Biosecurity zoning as a physical layout

Biosecurity is a drawing before it is a procedure. Zones must be visible on site so that crossing them is a deliberate act.

  • Three zones: external (public), buffer (site, controlled entry) and production (houses, restricted).
  • Single controlled entrance: perimeter fence, gate, vehicle wheel wash and disinfection arch.
  • Danish entry / shower-in at each production zone boundary, with a clear clean-dirty line and dedicated footwear.
  • Mortality management and manure storage placed downwind and reachable without entering the production zone.
  • Budget 3–6% of project CAPEX for biosecurity infrastructure and include it in the RFQ scope.
Step 5

House design: dimensions, envelope and climate

House width, height and insulation set the ventilation system you can run — and the energy bill you pay for the next twenty years.

  • Fix width and height first: tunnel houses need a controlled cross-section for target air speed at bird level.
  • Insulation value of roof and walls decides heating fuel in cold seasons and cooling load in hot ones.
  • Size fans, inlets and pad area for peak design temperature, not annual average.
  • Match stocking density to the ventilation and welfare standard of the target market.
  • Specify a controller with logging and alarms; failure alarm and backup ventilation are not optional.
Step 6

Infrastructure integration

Equipment fails on infrastructure more often than on quality. Integrate power, water, feed and effluent into one design package.

  • Power: connected load per house, standby generator sizing with real starting loads, and automatic transfer.
  • Water: storage for at least 24–48 hours of peak demand, treatment, dosing and pressure regulation per line.
  • Feed: silo capacity vs delivery interval, auger routing and load cells for consumption tracking.
  • Manure and wastewater: storage, removal interval, and any permit-driven treatment.
  • IT: connectivity for controllers and remote monitoring; a farm without data cannot be benchmarked.
Step 7

Permits, compliance and welfare standards

Confirm requirements with local authorities early. Approval conditions frequently change setbacks, effluent handling or house count.

  • Environmental permit, effluent and odour conditions, distance-to-neighbour setbacks.
  • Construction and electrical approvals; imported equipment must match local electrical standards.
  • Welfare and density rules of the destination market, especially for export-oriented production.
  • Import documentation and duties for equipment — these affect landed cost, not just paperwork.
Step 8

Turn the design into a comparable RFQ

A design is only worth what it buys. Issue one identical technical scope to every supplier so the quotations can actually be compared line by line.

  • Attach the site master plan, house drawings and design ambient conditions to the RFQ.
  • Request line-item pricing on identical Incoterms, with installation and commissioning stated separately.
  • Ask for spare-parts lists, warranty terms and after-sales response time in writing.
  • Benchmark at least three qualified manufacturers on the same specification before negotiating.
