Role within the project
The builder owns the physical envelope of the flock — foundations, structure, roof, insulation, floors, drainage, ventilation openings and the interface with equipment lines. On turnkey scopes the builder also coordinates equipment integration and commissioning.

- Structural loading including snow, wind, seismic and roof-mounted equipment

- Milestone payment schedule tied to structural and MEP inspections
- Performance liquidated damages for delayed handover
- Warranty period on envelope air-tightness
Procurement considerations
- Issue a builder RFQ separately from the equipment RFQ, then coordinate the interface
- Require Building Information Model (BIM) or fully dimensioned 2D drawings before signature
- Independent structural check by a licensed engineer in your jurisdiction
- Site geotechnical study before foundation design
Common mistakes
- Ordering equipment before structural drawings are frozen
- Under-specifying insulation to save CAPEX — OPEX penalty over 10 years is large
- Skipping air-tightness testing before commissioning
- No penalty clause for late slab handover — knocks equipment schedule out
